If you're thinking about selling your home in Fresno, Clovis, or Madera, you may be wondering: Should I remodel first?

The answer isn't always yes.

One of the biggest mistakes I see homeowners make is spending thousands of dollars on renovations without first determining whether buyers will actually pay more for them. Your goal before selling shouldn't necessarily be to create your dream home—it should be to make strategic improvements that help your property compete while protecting your net proceeds.

According to the National Association of REALTORS® 2025 Remodeling Impact Report, smaller improvements can deliver surprisingly strong results. A new steel front door was estimated to recover 100% of its cost at resale, while a complete kitchen renovation recovered about 60% and a bathroom renovation about 50%.

Before listing, I often recommend focusing first on condition and presentation: fresh neutral paint, deep cleaning, landscaping, curb appeal, lighting, minor repairs and addressing obvious deferred maintenance. Kitchens and bathrooms may benefit from targeted updates, but completely replacing them immediately before selling isn't always financially justified.

Every property is different. Before spending $10,000, $30,000 or more remodeling, let's look at comparable sales and determine what improvements buyers in your specific Fresno, Clovis or Madera market are actually rewarding.

The goal isn't to spend the most. It's to sell strategically and maximize what you walk away with.
