When buyers see “Price Reduced” on a Fresno or Madera home, one of their first thoughts is often: What’s wrong with it?
But a price reduction doesn’t automatically mean there’s a problem with the property. In many cases, it simply means the seller originally priced the home higher than buyers were willing to pay—or the seller has become more motivated.
That matters in today’s Fresno market.
As of July 31, 2026, Zillow reported 1,360 homes for sale in Fresno. Recent data also shows that 39.2% of Fresno home sales closed below the original list price. Redfin reports homes have recently been taking about 45 days to sell, compared with 25 days a year earlier.
For buyers, that can create opportunity.
A home that has been on the market longer or recently received a price reduction may have a seller who is more willing to negotiate. Depending on the property and financing, we may be able to negotiate the purchase price, request seller credits toward eligible closing costs, or potentially use allowable credits toward an interest-rate buydown.
The key is not automatically avoiding a reduced-price home. Instead, we need to determine why the price was reduced, how long the property has been listed, what comparable homes have sold for, and how motivated the seller may be.
That’s where strategy matters.
